Are you an experienced layout designer looking for your next step? This is a fantastic opportunity to join a forward thinking residential design team at a time of exciting growth.
This position is ideal for someone who’s ready to take on greater responsibility and potentially progress to a Design Director role in the future. Equally, if you prefer to focus on delivering excellent work without the additional leadership pressures, the role can be tailored to suit. Key Responsibilities
Develop creative and practical residential layouts, from feasibility sketches through to detailed planning submissions
Lead and coordinate design activity across internal teams and external consultants
Translate client requirements into innovative and compliant design solutions
Oversee the preparation of planning application packs, including layouts, house types, elevations, and street scenes
Collaborate with local authorities, stakeholders, and clients to secure approvals
Produce supporting documents such as Design & Access Statements and presentation materials
Ensure projects meet programme deadlines, budget targets, and quality standards
Requirements
Proven experience as a layout designer within the residential PLC housing sector
Strong technical design skills with a good eye for detail and presentation
Confident communicator, able to build relationships with clients, consultants, and planning authorities
Organised and capable of managing multiple projects simultaneously
Proficiency in relevant design software (e.g., AutoCAD, SketchUp, or similar)
Ambition to progress to a senior leadership role OR a preference for a hands-on, delivery-focused position – both career paths are welcome
