Building Services Engineer
We are seeking a highly skilled and proactive Building Services Engineer to join our team at a flagship commercial building in the heart of Central London. This is a unique opportunity to work on a prestigious, modern, and complex building, ensuring its critical systems are meticulously maintained.
The ideal candidate will be a multi-skilled professional with expertise across all core building services. You will be responsible for executing planned preventative maintenance (PPM) and addressing reactive maintenance issues, ensuring the building operates seamlessly and to the highest standard.
HVAC
PPMs: Conduct comprehensive inspections and servicing of Air Handling Units (AHUs), Fan Coil Units (FCUs), and Variable Refrigerant Flow (VRF) systems. This includes filter changes, belt tensioning, motor lubrication, and cleaning of coils to ensure optimal air quality and efficiency.
Reactive Tasks: Diagnose and repair faults such as no heating or cooling, noisy fans, refrigerant leaks, or control system malfunctions.
Electrical Maintenance
PPMs: Perform routine checks on power distribution boards, switchgear, and circuit breakers. Conduct scheduled testing of emergency lighting and fire alarm systems.
Reactive Tasks: Troubleshoot and rectify electrical faults, including power outages, tripped circuits, faulty lighting, and issues with control panels.
Mechanical & Plumbing
PPMs: Maintain and service commercial boilers, heat exchangers, and pumps. Conduct routine flushing and temperature monitoring of hot and cold water systems to comply with Legionella control guidelines.
Reactive Tasks: Address and repair plumbing leaks, blockages, and issues with sanitary ware. Diagnose and fix faults on heating and chilled water systems.
General Building & Fabric
General Maintenance: Perform light carpentry, painting, and decorating tasks. Address general building fabric issues such as door repairs, lock replacements, and minor repairs to walls and floors.
Candidate Profile
A formal qualification at NVQ Level 3 or equivalent in a relevant discipline (Mechanical or Electrical).
Proven experience in a similar multi-skilled maintenance role within a high-end commercial or critical environment.
A strong, demonstrable understanding of all core building services, from HVAC to electrical systems.
Exceptional fault-finding and diagnostic skills.
A proactive and meticulous approach to work with excellent attention to detail.
Strong communication skills for liaising with clients, tenants, and other on-site teams.
