Repairs and Maintenance Senior Supervisor

The Role:
* Lead, supervise, and support a team of supervision, trade operatives, and contractors to ensure effective resolution of reactive, maintenance and planned works.
* Provide technical guidance and mentorship to team members, fostering continuous improvement and professional development.
* Allocate workloads, monitor performance, and conduct regular team reviews to ensure service standards and KPIs are met.
* Oversee the investigation and resolution of complex disrepair claims in line with legal protocols and best practice.
* Ensure accurate diagnosis of disrepair issues and timely delivery of remedial works to resolve complaints efficiently and cost-effectively.
* Manage end-to-end case progression, including coordination with legal teams, insurers, and other internal departments.
* Ensure all works comply with relevant legislation (e.g., Landlord and Tenant Act, Housing Health and Safety Rating System – HHSRS) and internal policies.
* Conduct audits and inspections to maintain high standards of workmanship and documentation across all disrepair cases.
* Identify and address recurring disrepair trends to reduce future liabilities.
* Act as a senior point of contact for residents, providing clear, professional, and empathetic communication throughout the disrepair process.
* Manage stakeholder expectations and ensure that residents are kept informed and supported during case resolution.
* Lead on complex complaints and contribute to service improvement initiatives based on customer feedback.
* Maintain accurate records of disrepair cases, including schedules of work, costings, photographs, and correspondence.
* Prepare and present performance reports, highlighting key trends, risks, and outcomes to senior management.
* Use data insights to drive strategic improvements and optimize service delivery.
* Oversee and manage external contractors and suppliers, ensuring adherence to service level agreements and quality standards.
* Monitor budgets and control costs related to disrepair works, ensuring value for money and compliance with procurement procedures.
* Review and authorise invoices, variations, and payments for disrepair-related works.
* Support the development and implementation of disrepair strategies aligned with organizational goals.
* Contribute to policy reviews, training initiatives, and cross-functional projects that enhance the disrepair service.
* Represent the organisation at tribunals, court hearings, and external meetings as required.
Responsibilities:
* Ensure the Health, Safety and welfare of staff and third parties through monthly toolbox talks and regular safety training.
* Drive productivity, provide support and technical input to the management of staff and contractors.
* Monitor completed works daily and conduct a daily review of planning for future works.
* Ensure that a high quality of service is delivered to clients and residents.
* Manage the performance of individuals.
* Support the Senior Management in meeting the contracts, sales, margin and cost targets on a job-by-job basis.
