Commercial Quantity Surveyor – Fit-Out Sector

Purpose of the Role

Our client is seeking a Commercial Quantity Surveyor to oversee the financial and contractual aspects of fit-out projects. The role will focus on cost management, value delivery, and ensuring compliance across all stages of project delivery, while supporting both strategic decision-making and operational performance within the commercial team.

Key Responsibilities

Pre-Contract

Prepare detailed cost plans and budgets for fit-out projects.

Support tendering processes, including producing BOQs and carrying out tender analysis.

Advise on procurement routes suited to programme and project requirements.

Contract Management

Draft and review contracts (JCT and bespoke agreements) for subcontractors and suppliers.

Manage negotiations to ensure alignment with project objectives.

Oversee contract compliance and change management procedures.

Financial Control

Monitor project costs and maintain accurate forecasts.

Prepare and agree interim valuations and final accounts.

Highlight and manage commercial risks while identifying value opportunities.

Supply Chain & Procurement

Manage procurement of subcontractors and materials to achieve best value.

Place and administer sub-contract and purchase orders.

Build and maintain strong relationships with suppliers and subcontractors.

Monitor supply chain performance to ensure on-time delivery to programme.

Project Support & Reporting

Work closely with project managers and site teams to ensure commercial alignment.

Provide accurate financial and commercial reporting to senior management.

Keep all commercial files and records updated.

Contribute to post-project reviews and process improvements.

About You

Demonstrable experience in commercial QS roles within the fit-out or interiors sector.

Strong knowledge of fit-out methodologies, materials, and supply chain processes.

Proficient in cost management tools/software (Excel and/or Bluebeam).

Excellent negotiation, analytical, and communication skills.

Familiar with JCT contracts and fit-out contractual requirements
