Site Manager

Location: Cheltenham
Rate: £300 per day (CIS or LTD – Outside IR35)
Contract: Freelance – 18 Months
Start Date: October 2025

The Opportunity
We’re recruiting for an experienced Freelance Site Manager to take ownership of the apartment block delivery on a major 147-unit new-build residential development in Cheltenham.

This is a long-term contract (18 months) working with a respected developer. You’ll be responsible for the full build of the apartment block, from groundwork through to completion, ensuring compliance with programme, budget, quality, and the Building Safety Act.

Key Responsibilities:

Manage the full construction of a multi-storey apartment block

*

Coordinate and oversee subcontractors, trades, and suppliers

*

Enforce site health & safety, quality standards, and compliance procedures

*

Monitor programme progress and report to senior management

*

Ensure all works meet the requirements of the Building Safety Act and other residential building regulations

Requirements:

*

Proven track record delivering apartment block builds (within the last 2 years)

*

Strong leadership and subcontractor management experience

*

Excellent knowledge of residential compliance and safety legislation

*

SMSTS, CSCS, and First Aid certificates

*

Clear understanding of the Building Safety Act and how it applies to high-rise/apartment schemes
