Job Title: Lead Electrical Engineer
Purpose of Job
A SME company operating within the building services industry dealing with Electrical and Mechanical related works for commercial and public sector properties. The Lead Electrical Engineer role will require close liaison with Account/Contract Managers, Engineers, and external contacts ensuring that the clients and sites receive a compliant, professional and accurate service. Reporting to the onsite Account Manager.
To ensure all environmental conditions are maintained at all times with regard to critical building systems. To carry out the day to day operations such as PPM and reactive works within the contracted site. Engineers must be able to demonstrate relevant knowledge of Air conditioning, UPS, Generators, LV systems, which will include the ability to fault find using the production of graphical information and the utilisation of current alarm data.
Key Responsibilities
Working closely with the site teams by ensuring the following responsibilities are carried out in a timely fashion:
* Ensure that routine PPM is carried out on all M&E plant in accordance with Site task schedules and asset lists.
* Ensure that reactive tasks throughout the building are completed and be proactive in highlighting areas where improvements can be made. These reactive calls to also include concessionary stores and fabric related items.
* Ensure Daily Walk around/Plant check lists are completed by the deadline provided by management team.
* Ensure any cause for concern or unusual circumstances with alarms, plant, assets or equipment is escalated to management.
* Support any required sub-contractor work approvals and safe operation while repair or service is carried out on site.
* To operate a Permit to Work System in accordance with HS Quality, Health & Safety procedures and client requirements.
* Ensure that plant faults and defects are swiftly remedied to maintain plant in serviceable order at all times.
* Ensure that suitable spares are available to carry out both maintenance and reactive works.
* To provide parts lists and estimated timescales to carry out remedial works.
* Ensure that all relevant paperwork is completed regarding reactive, and breakdown works and that it is passed without delay to the contract administrator or update CAFM system.
* Ensure that Method Statements and Risk Assessments are prepared, reviewed and used for all tasks undertaken to ensure safe working practices at all times.
* Ensure the provision of a Safe and Healthy working environment. To include the wearing of uniform and PPE at all times.
* Ensure that all plant rooms under the responsibility of HS are locked at all times and are kept in a clean and tidy condition.
* Supervising and monitoring of sub-contractors works whilst they are on site undertaking maintenance.
* Ensure assigned tasks are actioned, communicated, and completed as appropriate.
* To ensure tasks as directed are completed with the appropriate H&S awareness/implementation.
* Ensure an awareness and compliance to the contractual KPI’s/SLA’s.
* Ensure Computer Based Maintenance systems, e.g. Omni, is kept up to date and that PPM and reactive tickets are closed out with accurate data captured.
* Ensure near miss and hazard are reported and logged to the management team.
* To proactively check the operation of the LOTO system in accordance with HS Quality, Health & Safety procedures, and client requirements.
* Overview the buildings environmental conditions using the BMS System and utilise same to maintain acceptable internal conditions.
* Ensure that all overtime paperwork, supporting job sheets, holiday requests are given to the admin or management team within the given deadlines.
* To develop a good working relationship with all members of HS staff, Subcontractors and the client representatives.
* Ensure the professional image of HS is presented to clients at all times
* Any other task as directed by the Site management team.
Accountabilities:
– Reporting to the onsite (Shift Leader/Supervisor/Contract Manager/Account Manager)
– Working collaboratively as part of a team.

Education:
– Good basic education which will include English & Maths qualifications to GCSE standard essential.
Training:
– Formally trained in Electro-Mechanical principles to City and Guilds or the equivalent NVQ and Building Services maintenance.
– 17th Edition BS7671 City and Guilds/ 18th Edition
– Low Voltage Authorized Person – LVAP
Experience
Essential:
– Experience of maintaining all relevant electrical equipment to clearly defined criteria.
– Experience of working in building services in either landlord or demise customer buildings.
– Experience in shutdown/black building test environments.
Desirable:
– LV/HV Authorised Person
– Lighting control system knowledge/awareness
– BMS control system knowledge/awareness

– Ability to work independently as well as part of a team.
– Confidence in communicating via operate electronic CAFM system and email.
