Our client is a leading main contractor with offices in London and Essex. The company has been in operation for over 20 years and undertake projects across East Anglia, London, and the Southeast.
Project value up to £20 million, with an expansive portfolio of 200 + completed projects across Commercial, Education, Healthcare, Industrial and Residential sectors.
Project Examples:
* Traditional new build homes – Two-phase scheme with retail build & fit-out, £2.5m
* Care homes – 70+ key new build, traditional and RC frame, £8m+
* Education – Extension and fit-out, £1m
* Residential – 10+ new build houses (2–4 bedrooms), £2.5m+
* Retail/Industrial – Multi-level new build including basement, £7m+
The Role
Our client is seeking an experienced Senior Quantity Surveyor to join their team and take full commercial responsibility for a £15m+ care home new build scheme based in North London.
This is a key project role requiring strong commercial leadership, contract administration, and financial control skills. The successful candidate will manage the cost and value cycle, oversee subcontractor procurement, and ensure accurate reporting to maximise project profitability.
This role will be 3 days on site in North London, 1 day in the office in Central London and 1 day working from home.
Roles and responsibilities include but are not limited to:
* Prepare and manage accurate project budgets, valuations, and cost forecasts
* Monitor costs and cash flow to ensure financial targets are achieved
* Provide monthly CVRs and commercial reports to senior management
* Carry out cost analysis and identify opportunities for value engineering
* Oversee subcontractor procurement, tendering, and contract negotiation
* Manage subcontract accounts, variations, and final accounts
* Ensure compliance with contract conditions (JCT experience preferred)
* Work closely with project managers, site teams, and directors to drive successful delivery
* Maintain strong client relationships through clear and consistent communication
* Attend site and project meetings to provide commercial input and updates
* Identify and mitigate commercial and contractual risks
* Ensure compliance with health & safety, legal, and contractual obligations
* Stay up to date with industry standards, legislation, and market trends
