The Leeds office is seeking a highly motivated and experienced Mechanical bias M&E Condition Surveyor to join the team for a period of approximately 8-9 months. The successful candidate will be responsible for undertaking detailed mechanical building services condition surveys for supermarkets, producing high-quality reports and asset data, and supporting the wider team with accurate and insightful technical assessments.

Key Responsibilities:

* Conduct comprehensive condition surveys of mechanical building services systems (e.g. HVAC, hot and cold-water services, plant rooms, etc.)

* Prepare clear and concise condition survey reports, including photographic evidence, lifecycle recommendations, and budget costings

* Evaluate and identify risks, deficiencies, and compliance issues relating to current mechanical systems

* Capture and input asset data using tablets or survey software as required

* Collaborate with electrical and other discipline engineers to provide integrated M&E assessments

* Liaise with clients, contractors, and other stakeholders on-site in a professional and efficient manner

* Provide input into planned preventative maintenance strategies, asset management plans, and capital investment programmes

* Assist the design team by feeding in technical findings that impact refurbishment or new-build projects

* Ensure work is carried out in accordance with relevant regulations, standards (e.g. CIBSE), and best practices

Key Skills & Experience:

* Proven experience in mechanical building services condition surveys (preferably in a consultancy environment)

* Strong technical knowledge of HVAC, heating, ventilation, and domestic water systems

* Familiarity with CIBSE guides and relevant British Standards

* Ability to identify defects, non-compliance, and end-of-life systems and recommend appropriate remedial actions

* Experience producing asset registers and lifecycle cost assessments

* Proficient in Microsoft Office (Excel, Word) and comfortable using tablets or asset capture tools

* Excellent written and verbal communication skills

* Strong attention to detail and organisational skills

* Full UK driving licence and willingness to travel nationwide including some overnight stays (accommodation will be booked and paid for in advance by the company)

* Access to a suitable vehicle during working hours for which a mileage allowance is payable

Desirable Qualifications:

* HNC/HND or Degree in Mechanical or Building Services Engineering

* Membership or working towards membership of CIBSE or similar professional body

* Previous experience working in the retail and commercial building sectors
