Job Purpose

The Technical Manager is responsible for ensuring all project information is available to the Production team and other Departments in line with the project programme. They will liaise with and advise other Departments on technical matters and provide back-up support and information flow.

This is an exciting and challenging role, which provides an opportunity for a creative, well-organised individual to make a significant impact in a crucial part of the business.

Key Responsibilities

Manage the consultant procurement process from securing sign off of the Tender Enquiry List through to consultant recommendation.

Brief, appoint, manage and drive external consultants to deliver complete design packages which have been fully co-ordinated and vetted for accuracy, buildability, cost effectiveness, compliance with planning consent/employers requirements/current legislation/current building regulations and all other scheme specific requirements.

Ensure that all consultant appointments are in place and that scopes of work and fee payment schedules are agreed and followed.

Lead and chair design team meetings to ensure robust technical designs are developed whilst working with both the Commercial and Build Teams to ensure that the Cost plan and Build Programme objectives are achieved.

Prepare and monitor the design programme ensuring that it meets the requirements of the Tender Event Schedule and Construction Programme.

Monitor and control the professional fees budget and provide an updated fee report for inclusion in the Project Cost Report.

Ensure that consultant invoices are checked against completed works/deliverables/fee payment schedules and are paid in good time.

Act as Principal Designer ensuring compliance with the CDM Regulations and with the assistance of the Principal Designer Advisor ensuring at all times that Health & Safety is fully considered throughout the detailed design process.

Provide technical support to the Land Department for scheme appraisals as required.

Actively progress the discharge of all planning conditions in a timely manner to maintain the build programme.

Ensure the accuracy and timely delivery of the Brochure Plans, conveyance plans and all other technical information required by the Sales & Marketing Team.

Attend Project Meetings, Cost Review Meetings, Subcontractor Meetings, Workshops and any other meetings required to ensure the effective progress of the project.

Attend site as and when required to resolve site queries and resolve technical/construction issues.

Manage change control, challenge design solutions and drive value engineering.

Ensure that building control and warranty registrations are in place and all associated approvals are secured in good time.

Ensure that all legal agreements, licences, wayleaves, easements, substation leases, party wall awards etc. are in place to meet the requirements of the development programme.

Liaise with statutory bodies and any other third parties/stakeholders to obtain necessary approvals/consents to facilitate the works.

Monitor consultant performance addressing any issue that arise in a timely manner.

Lead, support and mentor Technical Team members providing assistance to deal with day to day issues and ensuring that they understand and follow company processes and procedures specifically in relation to Build Quality Assurance.

Monitor staff performance and complete staff appraisals ensuring at all times that the resources in place can meet the demands of the project.

Communicate well and work effectively with all internal staff and external parties.

At all times maintain and enhance the Company’s reputation, be professional and consistent to help raise the Company’s profile, strengthen relationships and secure future business.

Keep line manager informed in terms of key issues through regular project updates.

Specific Requirements

Minimum of 5 years’ experience in technical management for residential developer working on high rise mixed use complex schemes.

Minimum HNC qualification in design / construction.

Confident and can demonstrate ability to lead a design team and manage internal staff.

Good numerical, verbal and written skills.

Ability to work within a team, be flexible and lead by example.

Positive attitude with ability to deliver high quality work over a sustained period.

Working knowledge of Microsoft and AutoCAD/Revit software packages.

Aware of current industry wide issues including proposed legislation and regulatory changes
