Intermediate Quantity Surveyor – Job Description

Overview
We are seeking an Intermediate Quantity Surveyor with strong experience in office fit-out and commercial CAT A/B projects. The role involves cost planning, tendering, contract administration, and close collaboration with both clients and the supply chain to ensure projects are delivered on time, within budget, and to the highest standard.

Key Responsibilities

*

Prepare subcontractor tender packages, manage tender returns, and produce tender analysis with recommendations.

*

Carry out cost planning and value engineering in line with client briefs.

*

Negotiate subcontractor packages, variations, and final accounts.

*

Review and assess scope of works on site with subcontractors and consultants.

*

Produce specifications, estimates, and technical documentation using Excel and supporting software.

*

Assist in preparing pre-contract documentation and supporting client presentations.

*

Ensure accurate drawings and dimensional surveys for pricing and compliance.

*

Manage programme input during tender/bid stage, working closely with contracts team.

*

Oversee Building Control, Planning, and Licence to Alter submissions where required.

*

Support smooth handover from pre-construction to the delivery team.

*

Maintain high standards of Health & Safety, including CDM compliance.

Skills & Experience

Essential:

*

Proven experience in commercial fit-out (CAT A/B) or office design & build projects.

*

Strong cost planning, estimating, and tendering background.

*

Ability to negotiate with supply chain and manage subcontractor accounts.

*

Excellent commercial awareness with attention to detail.

*

Proficient in Excel, Word, and Microsoft Project.

*

Positive, proactive attitude with good communication and presentation skills.

Desirable:

*

5+ years’ industry experience.

*

Knowledge of JCT contracts and contract administration.

*

Experience working across both pre- and post-contract stages
