Roofing & Cladding Contracts Manager

Our roofing and cladding projects include warehouses, retail outlets, offices, manufacturing facilities, schools, universities, hospitals, and public buildings. We deliver all types of roofing and cladding systems, including industrial cladding, flat roofing, rainscreen cladding, refurbishments, and repairs.

Scope and Remit
The Contracts Manager is responsible for the delivery of multiple projects on time, within budget, and to the highest standards. Working closely with the Managing Director, Estimator, Quantity Surveyor, and Buyer, the Contracts Manager will manage projects from award through to completion. From concept to completion, they will ensure that the pre-development and construction process is managed effectively, efficiently, and safely.
Responsibilities
Pre-construction:
The Contracts Manager will attend estimating handovers, plan projects to ensure adequate resourcing, and maintain client liaison. They will appoint designers, review and approve drawings, and produce RFI schedules. They will agree prices with subcontract labour, develop construction methodologies and tender programmes, and review profit plans with the QS. They will complete material and plant requisitions for purchasing, ensure material orders are placed in time to meet construction programme requirements, and prepare and submit RAMS to clients.
Construction:
During the construction phase, the Contracts Manager will coordinate and manage site labour, oversee quality control, and maintain regular communication with clients. They will ensure excellence in health, safety, and environmental performance, produce and track construction programmes, and manage information required schedules. They will coordinate subcontractors and work closely with the QS to manage costs and change control. Regular reviews of labour, plant, and material forecasts will be conducted with the QS, and the Contracts Manager will ensure snagging and defects are resolved promptly.
General:
The Contracts Manager must ensure company policies and procedures are adhered to and support the Directors in implementing the Company’s SHEQ policies. They will understand all relevant legislation and stakeholder requirements relating to SHEQ. They are expected to attend weekly team meetings, engage actively with management processes, and maintain strong client relationships. Additional responsibilities may be undertaken as required. At all times, the Contracts Manager should protect the company’s position and uphold its values.
Knowledge, Training, and Experience Required
The ideal candidate will have relevant experience in roofing and cladding contracts, project management, or site management, along with knowledge of applicable regulations. They will have experience in customer-facing roles with strong client relationship skills, and a sound understanding of health, safety, and environmental requirements. Strong IT skills, particularly in Microsoft Office, are essential.
SMSTS, CSCS, Asbestos Awareness, IPAF certification, and a full clean driving licence are desirable. An NVQ Level 6 qualification or equivalent in construction or a related discipline is preferred but not essential.
