Damp & Disrepair Manager

We are recruiting for an experienced Damp and Disrepair Manager on a temporary contract basis, to lead efforts in tackling damp, mould, and disrepair issues across our housing stock — ensuring every property is safe, compliant, and comfortable.

About the Role

As the Damp and Disrepair Manager, you’ll take ownership of all damp and disrepair cases from start to finish. You’ll lead a team of surveyors and contractors, drive proactive maintenance programmes, and manage responses to complex cases with care and professionalism. Your focus will be on delivering high-quality, customer-centred solutions that meet both legislative and organisational standards.

Key Responsibilities

Lead and manage the damp and disrepair service, ensuring cases are investigated and resolved efficiently.

Conduct and oversee inspections, diagnoses, and remediation works for damp and mould issues.

*

Management transformation to deliver efficiencies.

*

Manage disrepair claims in line with legal requirements, liaising with solicitors, insurers, and residents.

*

Develop preventative maintenance programmes and track performance KPIs.

*

Provide technical advice to colleagues and promote best practice across the organisation.

*

Ensure full compliance with health & safety, building regulations, and landlord obligations.

Candidates will have-

*

Proven experience in managing damp, mould, or disrepair issues within social housing or property maintenance.

*

Strong understanding of building pathology and relevant legislation (e.g. Landlord & Tenant Act, Homes (Fitness for Human Habitation) Act).

*

Excellent communication and negotiation skills — confident engaging with residents and legal representatives.

*

Ability to lead teams, manage budgets, and deliver results in a fast-paced environment.

*

Qualifications such as HNC/HND in Building Surveying, Property Maintenance, or equivalent experience are desirable.
