Construction Project Manager – £28M Student Accommodation (250 Units) 🏗️

Salary: Competitive, commensurate with experience (Guide: £90,000−£100,000 + package)

Are you an experienced Construction Project Manager with a proven track record in delivering high-value residential or student accommodation schemes?

Join a growing Tier 2/3 Main Contractor on a flagship £28 million student accommodation project (250 units) in North London. This is a critical Design & Build (D&B) scheme under a JCT D&B Contract, offering the chance to take full lifecycle ownership of a complex and rewarding project.

My client needs a proven PM to lead the full construction lifecycle. This is a crucial role reporting directly to the Construction Director.

What You'll Be Doing:

Contract Ownership: Full administration and management of the JCT Design & Build contract. You'll be the expert on contract mechanisms, variations, and client correspondence.

Design & Delivery: Overseeing the remaining detailed design process, ensuring design information is released on time and is fully buildable, avoiding costly delays and clashes.

Team Leadership: Managing the entire site team, including Site Managers and Assistants, and effectively coordinating all subcontractor packages.

Commercial Acumen: Working hand-in-hand with the QS to control costs, manage budgets, and achieve strong commercial outcomes-profitability is key for this Tier 3 business.

Safety & Quality: Driving a best-in-class safety culture and setting the benchmark for build quality across the 250 units.

I'm looking for candidates who are ready to hit the ground running. You need to be able to demonstrate:

Tier 3/2 Experience: Proven experience working as a Project Manager for a UK Main Contractor, ideally within the Tier 2 or ambitious Tier 3 space, with a reputation for excellent client liaison.

Project Size: Solid track record of successfully delivering single-scheme projects with a value of £15 million or more.

PBSA/Residential Background: Direct experience with high-volume residential, student accommodation, hotel, or complex multi-room schemes.

Contract Expertise: Non-negotiable deep knowledge of JCT Design & Build contracts.

Qualifications: Valid SMSTS, CSCS (Black/Gold), and First Aid certifications.
