Preconstruction Director
Our client is a major player in the D&B fit out space ispecialising in the transformation of workplaces and educational spaces. They have delivered thousands of projects and built up £2 billion in revenue through their extensive design, fit‑out, refurbishment, and construction services. With a staff of around 200 experts, they position themselves as a partner in creating environments that foster productivity, innovation, wellbeing, and learning. Due to an increasing pipeline of projects, they are looking to appoint a Preconstruction Director to join their team.
Main Duties include:
Lead all internal technical design, pricing, and contract matters from tender to adjudication
Represent the company at client meetings and presentations
Price tenders in line with brief, design, and profitability targets
Collaborate with Design Director and Architectural Technician to ensure designs are accurate, costed, and deliverable
Build strong relationships with subcontractors to secure competitive pricing
Accurately input and manage pricing data in internal systems
Organise and store quotations and designs in project folders for team access
Prepare cost documents and participate in pitch rehearsals (48/24 hours)
Deliver complete tender information (pricing, programme, etc.) on time
Align client design expectations with budget and programme constraints
Review and align contracts with company interests; seek legal advice if needed
Maintain required gross profit margins across all projects
Lead structured and compliant internal handover and adjudication meetings
Develop pre-contract programmes with critical path activities
Ensure compliance with procedures and project lifecycle protocols
Ensure designs comply with Building Regulations, Planning, and Control requirements
Brief Project Management teams on scope, pricing, timelines, and risks
Adhere to CDM and company policies (anti-bribery, health & safety, environment, etc.)
Skills & Experience Required
Strong cost planning and value engineering capabilities
Pre-contract commercial experience in office design & build
In-depth knowledge of JCT contracts
Excellent communication, presentation, and listening skills
Highly motivated, ambitious, and results-driven
Proven leadership and team management ability
Minimum 5 years’ industry experience or relevant degree
