Project Manager – Basements and RC Structure Construction

Location: London

Salary: £75,000 – £95,000 per annum (dependent on previous experience)

An industry leader in complex enabling and construction, is seeking an experienced and ambitious Project Manage. As a specialist in basement and advanced structural works, we deliver some of London's most challenging and high-profile schemes working beneath and around some of the capital’s most iconic landmarks.

Key responsibilities

* Project Leadership: Oversee the full project lifecycle for complex demolition, basement, and enabling works projects across London, ensuring delivery on time, within budget, and to the highest standards.

* Technical Expertise: Utilise deep knowledge of demolition, piling, façade retention, temporary works, and bulk excavation to overcome site-specific challenges.

* Commercial Management: Manage contract performance, including strong client-facing capabilities and experience with NEC4 and JCT frameworks.

* Health and Safety: Uphold and enforce robust safety, health, and environmental (SHE) standards, ensuring compliance on all London-based projects.

* Stakeholder Communication: Maintain strong relationships with clients, consultants, local authorities and internal teams to manage project expectations and logistics in demanding urban environments.

* Site Management: Direct and supervise on-site teams, subcontractors, and resources to ensure the safe, efficient, and timely delivery of works within tight logistical constraints.

* Risk Management: Identify, mitigate, and respond to potential project risks and unexpected delays, particularly those associated with deep basement construction and live utility interfaces.

* Procurement: Manage the procurement of specialist plant, materials, and subcontractors.

Required experience and skills

* Proven experience as a Project Manager on significant and complex basement and enabling schemes in London.

* A strong background in groundworks, earthworks, and infrastructure schemes is essential.

* Demonstrated experience managing high-value, technically challenging projects to successful completion.

* Comprehensive knowledge of health and safety legislation and best practices, particularly within a high-risk enabling and basement environment.

* Excellent communication, leadership, and problem-solving skills, with the ability to manage complex logistics in densely populated areas.

* Strong commercial awareness and ability to manage project budgets effectively.

* A formal qualification in construction management or a related field is advantageous.

* Possession of a relevant CSCS card is required.
