Mechanical Project Manager
The Mechanical Project Manager will oversee the end-to-end delivery of mechanical building services projects, ensuring successful design coordination, procurement, installation, and commissioning across commercial, residential, healthcare, industrial, and public-sector developments. You will be responsible for financial control, client relationships, programme management, and leading project teams to deliver on time, within budget, and to required quality and compliance standards.
Key Responsibilities
Project Delivery & Management
Lead and manage mechanical packages from pre-construction through to completion and handover.
Oversee HVAC, pipework, plantroom installation, chilled water systems, heating, ventilation & plumbing packages.
Develop project programmes and ensure key milestones are met (design freeze, procurement, installation phases, commissioning).
Financial Control
* Manage project budgets, forecasts, and cash flow.
* Handle variations, valuations, and contract administration.
* Ensure projects meet margin expectations.
Design & Technical Coordination
Liaise with design engineers, consultants, and in-house CAD/BIM teams to ensure coordinated MEP models and installation drawings.
Run design meetings, issue RFIs and resolve technical challenges.
Ensure compliance with CIBSE, BSRIA, and Building Regulations.
Procurement & Supply Chain
* Select and manage suppliers and subcontractors.
* Approve technical submittals, equipment schedules, and procurement timelines.
* Negotiate commercial terms to ensure best value.
Health, Safety & Quality
Ensure all works are delivered in accordance with CDM regulations.
Conduct regular site audits and enforce safe working practices.
Oversee commissioning, testing and witness procedures.
Stakeholder & Client Management
* Act as the main point of contact for the client, consultants, and principal contractor.
* Chair progress meetings and provide regular status reports.
* Maintain strong client relationships and ensure repeat business opportunities.
Required Experience
Proven track record delivering mechanical building services projects in the range of £1m–£20m+.
Experience working for a Building Services Contractor or Main Contractor.
Strong knowledge of HVAC systems, LTHW/CHW systems, plant installation, ventilation, and mechanical building services infrastructure.
Experience on projects in sectors such as healthcare, commercial offices, education, residential high-rise, pharmaceutical, or industrial.
Qualifications & Skills
Essential
* HNC/HND or Degree in Mechanical Engineering or Building Services Engineering.
* SMSTS or SSSTS, CSCS Manager Card.
* Strong commercial and contractual understanding (NEC/JCT).
* Excellent leadership, planning, and coordination skills.
Desirable
Chartered or working toward CEng (CIBSE/IMechE).
Knowledge of BIM Level 2 collaboration.
Experience with pre-construction involvement, tenders, and bid presentations.
