Quantity Surveyor – High-End Residential
Location: Norfolk (office and site-based across North & West Norfolk)
Salary: £45,000 – £65,000 + car, healthcare, profit share & benefits
Contract Type: Full-time, permanent
About the Role
We’re looking for a driven Quantity Surveyor to take commercial ownership of a portfolio of high-quality residential and bespoke building projects across Norfolk. The role would also suit an Assistant QS with solid experience who’s ready to take on more responsibility and progress their career within a supportive, growing business.
You’ll be involved from the early stages of each project, setting budgets, managing procurement, tracking costs and ensuring financial control all the way through to final account. Collaboration is key – you’ll work closely with our directors, project managers and site teams to deliver accurate and transparent cost information at every step.
Your Day-to-Day Will Include:
* Preparing feasibility budgets, cost plans and early-stage estimates.
* Measuring and taking off from drawings and validating quantities on site.
* Managing procurement of subcontractors and suppliers, including tender analysis.
* Producing and managing JCT contracts and purchase orders.
* Preparing valuations, payment applications and financial reports.
* Tracking variations, maintaining change logs and risk registers.
* Producing cost forecasts, CVRs and cashflow reports.
* Supporting value engineering workshops with design and delivery teams.
* Attending site meetings to align cost, programme and quality objectives.
About You:
* Experience as a Quantity Surveyor or Assistant QS within residential or high-end construction.
* Understanding of JCT contracts, procurement and commercial management.
* Confident with Excel and keen to embrace digital tools such as Procore, Bluebeam, or CostX.
* A good communicator who builds trust with colleagues, clients and suppliers.
* Organised, proactive and commercially aware.
* Full UK driving licence.
Desirable:
* RICS-accredited degree or part-qualification (support available for APC/CPD).
* Familiarity with bespoke joinery, basements, heritage structures or complex refurbishments.
* Established knowledge of the Norfolk construction supply chain
