Job Title: Site/Senior Site Manager – 150-Unit Scheme

Location: Newark, Nottinghamshire

Salary: £55,000 – £62,000 + Benefits Package

Client Overview:
My client is a respected National Tier 1 Contractor specialising in delivering high-quality residential projects. Known for their reputation in the private sector, they manage large-scale housing developments and refurbishments, providing sustainable and affordable homes for communities across the UK. Currently, my client is seeking a highly experienced Site/Senior Site Manager to oversee a significant 150-unit scheme in Newark, Nottinghamshire.

Role Overview:
As a Site/Senior Site Manager, you will take full ownership of the 150-unit scheme, driving the project forward with a focus on quality, efficiency, and meeting deadlines. You will be responsible for overseeing all aspects of the build process, ensuring smooth operations, and maintaining strong communication with the client and stakeholders. This is a contracting scheme with a sales pace of one unit per week, and my client is looking for a leader with a proven track record of successful delivery in the private sector, particularly within contracting environments.

Key Responsibilities:

Lead and manage the delivery of a 150-unit residential development in Newark.

Take full responsibility as the _Number One_ on site, managing day-to-day operations and coordinating subcontractors and teams.

Ensure a steady sales pace, achieving one unit per week in line with project timelines.

Oversee the entire construction process, from foundations to handover, ensuring compliance with contract specifications, budgets, and schedules.

Provide leadership and direction to site teams, ensuring that all work is carried out safely, efficiently, and to the highest standards.

Monitor and manage site health and safety, ensuring full compliance with regulations and best practices.

Effectively manage client relationships, providing regular updates and resolving issues as they arise.

Maintain rigorous quality control standards, inspecting all works and resolving any defects or non-compliance.

Deliver the project on time and within budget, proactively managing risk and mitigating delays.

Key Requirements:

Proven experience as a Site or Senior Site Manager on large-scale residential projects within the private sector.

Significant experience managing contracting schemes, with a clear understanding of commercial and contractual processes.

Evidence of having worked as a "Number One" on a large scheme, managing the project from start to finish.

A solid career history with one or more significant tenures with employers in the construction industry.

Strong track record of delivering projects within time and budget constraints.

Expertise in managing teams, subcontractors, and stakeholders.

Ability to work independently and take ownership of the site.

Strong communication skills and a collaborative approach to problem-solving.

SMSTS, CSCS, and First Aid qualifications.

Ideal Candidate Profile:

A Site/Senior Site Manager with at least 5-10 years of experience in delivering high-quality residential schemes.

Ideally, you will have a background in private sector housing developments, with a strong focus on contracting schemes.

Your CV should demonstrate a consistent and stable career, with evidence of working in a senior leadership role on a large, complex scheme.
