About the role
Our client is seeking a Fire Doors Contracts Manager to lead the safe, compliant delivery of fire door installation and remediation programmes across housing, healthcare, education and commercial estates. The role owns the contract from pre-start to handover, with a laser focus on certification, audit-ready documentation and stakeholder communication in live, occupied environments.
Key objectives (compliance is king):
Ensure every work activity meets BM Trada Q-Mark requirements and manufacturer instructions.
Achieve full traceability (“Golden Thread”) from survey to sign-off: photos, batch numbers, door sets, hardware, and installer credentials.
Deliver zero-defect handovers with complete O&M and certification packs ready for audit.Responsibilities
Manage multiple fire door projects (installations, upgrades, remedials) from surveys, RAMS and pre-start through to practical completion.
Programme & Delivery: build and drive programmes, sequence works in occupied premises, and maintain productivity without compromising compliance.
Quality & Inspection: implement ITPs and hold points; carry out inspections, snagging and close-out checks against BM Trada / manufacturer standards.
Documentation & Certification: maintain real-time records (photos, tagging/QR, batch numbers, product data, fixings, ironmongery schedules), issue compliance packs, and control revisions.
Supply Chain & Site Teams: brief installers, verify credentials/accreditations, oversee subcontractors, and manage material call-offs to spec.
Client & Stakeholder Management: act as day-to-day contact for clients, building managers, residents and clerk of works; provide accurate progress/compliance reports.
Health & Safety: produce and manage RAMS, permits and site logistics; ensure safe systems of work in occupied and sensitive environments.
Commercial Support: assist with scopes, variations and valuations; protect margin through right-first-time delivery and clear change control.
Continuous Improvement: lead toolbox talks, compliance refreshers and lessons-learned; champion best practice and updates from BM Trada/manufacturers.Must-have requirements
BM Trada Q-Mark (Fire Door Installation and/or Maintenance) trained/competent.
Proven contracts/project management experience in fire doors (social housing, public sector or commercial portfolios).
Expert knowledge of fire door assemblies sets and hardware; common failure points; remediation techniques; and sign-off criteria.
Strong grasp of UK fire safety and building regs relevant to fire doors (e.g., BS 8214, BS 9999/9991, Building Safety Act principles).
Demonstrable ability to produce audit-ready documentation and O&M/certification packs.
Excellent planning, communication and stakeholder skills; confident operating in occupied buildings.Package & logistics
