Senior Quantity Surveyor – Accommodation for Service Personnel

Salary: Up to £90,000 + excellent bonus scheme

Location: UK (with travel to project sites)

About the Role

We are looking for an experienced Senior Quantity Surveyor to take the lead on accommodation projects for service men and women. You will assume full commercial ownership of major contracts, working across design, procurement, construction and hand-over phases. You’ll be the go-to figure for cost planning, contract administration, risk management and value optimisation — ensuring the project delivers on time, on budget and to the highest quality standards.

Key Responsibilities

Lead QS activities across all project phases: feasibility, tender, construction and completion.

Develop and maintain cost plans, budgets, forecasts and cash-flow projections.

Administer contracts (particularly under the NEC4 or NEC3 suite), manage procurement strategy, subcontract packages and cost-risk mitigations.

Produce regular commercial reports and present status to senior stakeholders.

Manage change control, variation valuations and claims under the NEC framework.

Collaborate with site teams, design engineers, project managers and supply-chain partners to optimise value and minimise cost.

Ensure compliance with contractual obligations, health & safety, quality standards and client requirements specific to accommodation for service personnel.

Mentor and develop junior QS staff, drive continuous improvement and contribute to the commercial processes overall.

Essential Experience & Skills

Proven senior QS experience on large-scale accommodation or similar construction projects.

Strong experience with NEC contracts (NEC3/NEC4) – you must be comfortable negotiating, administering and defending NEC contract positions.

Excellent cost control, forecasting and commercial management skills.

Robust understanding of procurement, subcontract management and staging in a fast-moving construction environment.

High level of commercial awareness, risk management mindset and ability to make strategic decisions.

Exceptional communication and presentation skills – able to influence stakeholders at all levels.

Willingness to travel to project sites across the UK as required.

Desirable

Experience in modular/off-site construction or accommodation projects for the Armed Forces.

Membership of a professional body (e.g. Royal Institution of Chartered Surveyors – RICS).

Familiarity with social value, sustainability, and modular build programmes.
