A leading building services contractor is seeking an experienced Preconstruction Contracts Manager (MEP) to oversee the critical transition period between contract award and site commencement. This role is key to ensuring MEP projects are efficiently structured for success — commercially, technically, and operationally.
The Role
Acting as the central link between clients, internal delivery teams, and appointed designers or supply chain partners, the Preconstruction Contracts Manager will take ownership of all contractual, design, and coordination activities during the preconstruction phase. The role ensures all pre-start requirements are in place, enabling smooth mobilisation and strong project delivery from day one.
Key Responsibilities
Lead the preconstruction phase for allocated MEP projects from contract award through to site start.
Develop and manage preconstruction programmes, trackers, and action plans with clear ownership and deadlines.
Coordinate and chair internal and external pre-start meetings, ensuring actions and documentation are completed.
Manage the interface between commercial teams, designers, and clients to ensure design deliverables meet contractual and programme requirements.
Review and coordinate technical submittals, samples, and pre-start documentation.
Oversee design and interface coordination across mechanical and electrical disciplines to minimise risk and ensure compliance.
Ensure all contractual and statutory requirements are fully understood and integrated into the preconstruction process.
Support the preparation of risk registers, procurement schedules, and QA/testing strategies.
Experience & Qualifications
Proven background in contracts, commercial, or project management within MEP contracting or building services.
Strong understanding of construction contracts (e.g. JCT, NEC) and their application during preconstruction.
Experience within design & build or preconstruction environments.
Solid technical understanding of mechanical and/or electrical building services systems.
Skills & Attributes
Highly organised and structured, with the ability to manage multiple live projects.
Strong contractual and commercial awareness.

Commercially astute with an understanding of cost, value, and risk.
