Job purpose
The Disrepair Building Surveyor is responsible for managing and progressing repairs on disrepair claims through to completion. This role involves conducting pre-work surveys, reviewing expert reports, and creating job specifications for necessary repairs. The surveyor ensures that all work is completed in a timely and effective manner to prevent unnecessary financial loss and to maintain the quality of housing stock.
Key responsibilities
- Conduct pre-inspections and building surveys to identify defects and prepare detailed reports and specifications.
- Review expert reports and disrepair letters of claim.
- Create job specifications using Schedule of Rates (SOR) codes for repairs to be carried out by contractors.
- Monitor and liaise with repair contractors to ensure timely and effective completion of works.
- Provide technical expertise and advice to staff and stakeholders regarding cost-effective repairs and maintenance.
- Ensure compliance with relevant legislation, including Section 11 and Environmental Protection Act claims.
- Conduct post-inspections to ensure the quality and completeness of repair works.
- Collaborate with Disrepair Case Officers and other departments to ensure seamless service delivery.
- Apply safeguarding principles when visiting residents’ homes, reporting any concerns about vulnerable residents to appropriate authorities.
Key Skills and Qualifications
- Degree in Building Surveying or a related field.
- Professional membership with RICS (Royal Institution of Chartered Surveyors) or equivalent proffered not essential.
- Extensive experience in building surveying, particularly in managing disrepair, damp & mould, repair projects.
- Strong knowledge of building construction, defects diagnosis, and repair techniques.
- Excellent communication and interpersonal skills.
- Ability to manage multiple projects and work under pressure.
- Proficiency in using relevant software and tools for surveying and reporting.
