Role Overview
The Void Supervisor is responsible for overseeing all void property refurbishment works from inspection to handover. The role ensures properties are turned around efficiently, safely, and to a high-quality standard in line with KPIs, budget controls, and regulatory requirements. The postholder manages operatives and subcontractors, conducts quality checks, resolves onsite issues, and ensures compliance with health and safety legislation.
Key Responsibilities
Void Management
Conduct pre-void and post-void inspections, identifying required works and raising job orders.
Create detailed scope of works in line with organisational void standards.
Plan, schedule, and coordinate void works to ensure efficient turnaround times.
Monitor progress against KPIs, including cost, time, and quality.
Team Leadership
Supervise trades operatives and subcontractors carrying out void repairs and refurbishments.
Provide technical support, guidance, and on-site problem-solving.
Monitor performance and ensure high standards of workmanship.
Quality Control
Carry out regular site inspections to ensure work meets specification, quality benchmarks, and compliance standards.
Identify defects, arrange remedial works, and sign off completed properties.
Ensure properties meet void standards before handover to lettings teams.
Health & Safety
Ensure all works comply with H&S legislation, CDM, asbestos awareness, and company policies.
Conduct toolbox talks, risk assessments, and safety audits.
Address and escalate any safety concerns immediately.
Liaise with tenants where needed (e.g., decant or sensitive cases).
Provide regular updates to management on progress, risks, and resource requirements.
Manage labour, materials, and subcontractor costs within approved budgets.
Approve work variations within delegated authority.
Identify opportunities to reduce void costs and improve efficiency.
Essential Skills & Experience
Experience supervising voids, repairs, or property refurbishment (social housing preferred).
Technical background in building maintenance or trade (e.g., carpentry, plumbing).
Strong understanding of Schedule of Rates (SOR) and void specifications.
Knowledge of health & safety legislation, including risk assessments.
Competent user of housing/repairs systems and mobile technology.
Ability to manage contractors and enforce performance standards.
Full clean UK driving licence.
Desirable Qualifications
SSSTS or SMSTS
Asbestos Awareness (UKATA)
Trade qualification (NVQ Level 2/3 or equivalent)
First Aid at Work
Basic DBS check and Full UK Drivers Licence
