Role: Employer’s Agent (Remote) – (JPC-75)
Location: Remote (preferably based in any of the following: The Midlands, Derbyshire, Leicestershire, Lincolnshire, Northamptonshire, Nottinghamshire, Rutland)

Salary: £50,000 to £55,000 per annum
Overview:
Take projects from inception to completion, including Client liaison as Project Manager/ Project Deliverer.
Work for a small team, reporting directly to the Team Leader/Delivery Director.
Experience/Qualification
– Minimum 3 years post-graduate experience in Residential New Build and Refurb/Regen Projects.
– Mixed use developments.
– Understanding of JCT and Development Agreements.
Skills, Knowledge and Understanding
– Liaise closely with Clients, Contractors, Developers, Clerk of Works and other key stakeholders.
– Understand the limit of your competency and when you will need to call on specialist advice and engage closely with them and wider project team as a team/project lead.
– Advise clients on procurement routes and general contract advice.
– Understanding of onsite processes in order to support the Construction Phase delivery.
– Understand key deliverables within your contract to ensure the Client gets the information they need.
– Report monthly to the team leader on fee projections and anticipated income vs project programme.
Pre-Contract Procedures and Administration
– Deal with/organising all pre-contract investigations, surveys and other due diligence issues required by Clients, including sustainability issues and report to client accordingly.
– Chair and minute pre-contract meetings; immediate issue of minutes to all relevant parties.
– Project manage where applicable other consultants on behalf of client.
– Undertake all client funding and development control requirements.
– Prepare Employer’s Requirements, Performance Specifications etc.
– Amend contracts, prepare Build Agreements and JCT contracts.
– Tendering (single & 2-stage).
– Prepare and issue Contract Documents.
– Ensure the appropriate stage invoices are issued.
– Negotiate specification uplifts, review of contract documents and drawings.
Post-Contract Procedures and Administration
– Review of technical drawings, NDSS & GLA assessments and provide comments to clients and contractor/developers.
– Co-ordinate management of projects as a whole, ensuring timely and satisfactory delivery to clients.
– Chair and minute site meetings and ensure the immediate release to all relevant parties.
– Attend site to undertake regular site inspections, ensure quality & contract requirements are met.
– Timely issue of relevant instructions, certificates and notices.
– Assess contractor payment application, issue of payment notices/financial statements and advise clients on cashflow forecasts.
– Use all your skill and experience to identify risk areas and advise the client accordingly.
– Evaluation EOT notices and claims.
– Prior to Practical Completion, attend to site to snag and de-snag units.
– Carry out/organise pre-handover inspections; monitor defects; issue relevant appropriate certificates and notices.
– Prepare and issue Final Accounts/Final Statements.
– Draft monthly project fees to clients.
