Our client, an established North West based contractor, are seeking an experienced Senior Quantity Surveyor/Quantity Surveyor to join their growing retrofit and refurbishment division, supporting large-scale social housing improvement programmes across Manchester and West Yorkshire. This is a key commercial role working on multi-year projects focused on energy efficiency upgrades, fabric-first improvements, and decarbonisation works within occupied social housing.

You will lead commercial management across a portfolio of schemes, ensuring accurate cost control, strong contractual governance, and effective stakeholder coordination in a fast-paced, resident-focused environment.

Key Responsibilities

* Lead commercial delivery across multiple live retrofit refurbishment projects (EPC upgrades, insulation, roofing, windows/doors, M&E upgrades, etc.).

* Manage project budgets, cost plans, cashflow forecasts, and monthly valuations.

* Prepare, negotiate, and manage sub-contract packages, variations, and final accounts.

* Ensure full compliance with NEC / JCT contracts and internal commercial procedures.

* Provide commercial support to site teams, project managers, and client representatives.

* Undertake risk and value management, advising on cost-saving opportunities.

* Produce accurate reporting for senior management and clients.

* Build strong relationships with social housing providers, residents’ teams, and supply chain partners.

* Drive best practice in commercial management for PAS 2035/retrofit-led projects.

Skills & Experience

* Proven experience as a Quantity Surveyor, ideally at Senior level, within refurbishment, social housing, or retrofit/energy efficiency projects.

* Strong understanding of NEC and/or JCT forms of contract.

* Track record of managing commercial performance on multi-site or framework-based programmes.

* Excellent analytical, negotiation, and communication skills.

* Ability to work across live occupied properties with sensitivity and professionalism.

* RICS accredited or working towards chartership (preferred but not essential).

* Full UK driving licence.
