Business Development / Contract Manager – Facilities Management (Hard Services)

📍Within 1 hour commute of Middleton, Manchester

💷 £35,000 – £45,000

This is a hybrid commercial and client-facing role focused on driving growth in planned and reactive mechanical & electrical services. You will act as the key contact for new and existing clients – scoping technical works, preparing accurate quotes, and closing orders for a wide range of hard FM solutions.

Key Responsibilities

Generate new business across the FM, commercial, and industrial sectors.

Nurture and grow existing client relationships, acting as a trusted advisor for all hard FM and building services needs.

Scope, cost, and quote for a variety of M&E and building services works.

Close orders for PPM (Planned Preventative Maintenance), reactive works, and project upgrades.

Promote up-selling opportunities, including PPM contracts, asset lifecycle services, and multi-site coverage.

Propose and price project works such as:

Boiler and heating system replacements

Chiller and AHU upgrades

HVAC enhancements

LED lighting upgrades

Solar / PV installations

Energy-efficiency improvements and sustainability projects

Work closely with engineers, project teams, and operations to ensure seamless service delivery.

Monitor contract performance, profitability, and client satisfaction.

Keep up to date with industry trends, competitor activity, and emerging building technologies.

About You

You will be a confident communicator with strong commercial instincts and an understanding of hard FM services.

Essential Skills & Experience

Proven experience in business development, contract management, or client account management within Facilities Management or building services.

Good understanding of mechanical & electrical systems (boilers, chillers, AHUs, HVAC, lighting, energy solutions).

Demonstrated ability to scope works and produce accurate costing and quotations.

Strong negotiation and relationship-building skills.

A track record of winning new business and expanding existing accounts.
