We are seeking a dynamic and experienced Quantity Surveyor to lead the financial oversight of a flagship development site in Bristol. In this pivotal role, you will drive cost efficiency and ensure project profitability while navigating complex procurement and compliance landscapes. Key Responsibilities:
Oversee the full spectrum of financial planning and quantity surveying for high-volume projects, including sites exceeding 200 residential units, to deliver on-time and on-budget outcomes.
Develop and maintain comprehensive site initiation budgets in collaboration with cross-functional teams, enabling seamless project kickoff and early marketing efforts.
Implement robust cost management strategies, including real-time tracking of expenditures, value assessments, and detailed reconciliations between planned and actual figures to minimize variances.
Spearhead value optimization initiatives across all project phases, proactively identifying innovative approaches to enhance efficiency and stay competitive in evolving market conditions.
Manage procurement processes end-to-end: sourcing suppliers, preparing competitive bids, evaluating proposals, and finalizing agreements for services, equipment, and resources in adherence to corporate standards.
Handle subcontractor engagements, from initial recommendations and contract issuance to processing invoices, change orders, and final settlements using standard tools like spreadsheets and enterprise financial software.
Monitor and mitigate budget deviations, ensuring any escalations remain within allocated reserves through vigilant forecasting and contingency planning.
Conduct thorough cost analyses and cash flow projections, leveraging internal reporting systems to inform decision-making and highlight opportunities for improvement.
Collaborate closely with on-site teams and external partners to boost operational efficiency, resolve issues swiftly, and maximize resource utilization.
Prepare and deliver insightful financial updates at regular team briefings, divisional reviews, and stakeholder sessions to maintain transparency and alignment.
What We're Looking For:
Proven expertise in cost control and surveying within large-scale construction or development environments, with a track record of managing budgets for multi-phase projects.
Strong proficiency in financial reconciliation, valuation techniques, and value engineering to deliver measurable savings and quality enhancements.
Up-to-date knowledge of emerging construction technologies, sustainable practices, and relevant industry standards, building codes, and safety protocols.
Excellent analytical skills for compiling routine progress reports (weekly, monthly, quarterly) and contributing to early-stage design reviews to align concepts with financial targets.
Ability to manage specialized stakeholder interactions, such as those with affordable housing providers, while upholding ethical and regulatory compliance.
Proficiency in COINS for accurate data handling and reporting.
A proactive mindset with the flexibility to support additional tasks as directed by senior leadership.
