In this senior role, you'll spearhead the financial and technical management of major development sites, optimizing expenses, hitting profitability goals, and leading a small but talented team. You'll navigate procurement complexities, enforce best-practice compliance, and pioneer cost-saving innovations to keep us ahead of industry shifts—all while mentoring emerging professionals to excel.

Core Accountabilities:

Champion comprehensive cost oversight for expansive sites, including those surpassing 200 residential units, through precise budgeting, valuation tracking, and ongoing reconciliation of expenditures against deliverables.
Direct subcontractor workflows, material sourcing, and supply chain logistics, upholding organizational standards and protocols at every stage.
Foster team development by providing hands-on guidance, structured training, and performance coaching to unlock individual and collective potential.
Drive value optimization across project elements, anticipating market dynamics to deliver superior outcomes without compromising quality.

Detailed Expectations:

Uphold rigorous cost management frameworks in line with established corporate guidelines.
Generate essential progress updates, including weekly summaries, monthly analyses, and quarterly overviews as needed.
Deliver targeted development opportunities and support for team members to enhance their expertise and effectiveness.
Oversee budgeting and valuation processes with continuous refinement of projections, ensuring clear alignment between costs and project value.
Handle end-to-end commercial operations for large-scale initiatives, from inception to completion.
Input into early design phases to align creative concepts with financial parameters.
Assemble initial project budgets in partnership with internal stakeholders, facilitating timely launches and pre-sales activities.
Guide optimization efforts, refreshing internal review templates to secure optimal financial returns.
Produce detailed cost breakdowns for all development components.
Perform in-depth reviews of expenditures and liquidity forecasts using COINS software.
Develop bid documents and secure vendors for services, equipment, and supplies per approved protocols.
Assemble vendor proposals for leadership endorsement.
Administer contracts, invoicing, and modifications via spreadsheet applications and core financial platforms, adhering to policy.
Partner with field teams and partners to enhance output and efficiency.
Participate in cross-functional forums, articulating financial insights and updates.
Manage commercial elements related to community housing partnerships with precision.
Undertake additional responsibilities as assigned by senior commercial leadership.
