We are working with a medium size Maintenance contractor who works with Local Authorities and Housing Associations supplying day-to-day repairs, voids and planned works.

ITS Property Maintenance are currently recruiting for an experienced Assistant Quantity Surveyor who enjoys the pace of reactive repairs and has strong attention to detail around commercial control—ensuring completed works are accurately costed using NHF / Schedule of Rates prior to invoicing, while supporting operational teams to keep jobs moving through the system.
You’ll work closely with the Commercial & General Manager and local delivery teams, supporting:

Costing, valuation and SOR billing
*
Variations and commercial administration
*
Subcontractor measurement, quotation control, and compliance
*
Commercial reporting across responsive repairs/voids/planned works
Additional Information:
SOR costing / valuation / invoicing support
*
Cost completed works using NHF Schedule of Rates / agreed frameworks prior to submission/invoicing
*
Complete valuations of work orders, ensuring the right evidence is captured (job notes, photos, operative comments, etc.)
*
Prepare and submit variations to the client in line with contract rules and agreed rates.
*
Measure works, generate and agree applications, and support commercial reconciliation activities
*
Review, validate and approve subcontractor quotations and variations in line with pricing agreements (e.g., NHF V8/8.1 where applicable).
Key Elements of the Role & Responsibilities
Subcontractor & commercial administration
Process subcontractor work completion submissions and support monthly applications/payment processes
Manage subcontractor compliance documentation (e.g., insurances in date, framework/pricing schedule checks)
Assist with subcontractor monthly meetings—preparing agenda items, taking actions, and chasing close-out
Attend monthly commercial, branch and client meetings, supporting reporting and actions.
Support to delivery teams (repairs/voids)
Work closely with supervisors/operations teams to keep job statuses accurate and ensure commercial steps are completed at the right time
Support resolution of job queries (pricing, SOR selection, variation justification, evidence requirements)
What we’re looking for
Previous experience as an Assistant Quantity Surveyor / Assistant Surveyor / Junior QS, ideally within social housing repairs & maintenance
Strong working knowledge of pricing agreements and frameworks, including NHF / Schedule of Rates (mandatory)
Experience measuring works, generating/agreeing applications, and managing variations.
Experience reviewing subcontractor quotations and variations in line with agreed schedules/rates.
Good commercial awareness with strong numeracy and accuracy
Strong Excel and reporting skills (commercial trackers, reconciliations, performance reporting).
Confident communicator—able to liaise professionally with clients, residents, operatives, supervisors and subcontractors
Desirable

Experience across responsive repairs, voids and/or planned works within a TPC-style contract environment

Familiarity with repairs ordering/job management systems and SOR workflows
