The Opportunity

We are currently working with a NW Contractor who are seeking an experienced Project Manager to lead the delivery of a £30 million, 12-storey residential apartment scheme in Manchester. This is a high-profile urban development requiring strong leadership, commercial awareness, and proven experience in multi-storey residential construction.

The successful candidate will play a key role from pre-construction through to handover, ensuring the project is delivered safely, on time, within budget, and to the highest quality standards.

Key Responsibilities

* Overall responsibility for the successful delivery of the project

* Managing programme, budget, risk, and quality throughout the project lifecycle

* Coordinating design development with consultants and stakeholders

* Leading site teams and managing contractor and subcontractor performance

* Ensuring compliance with health & safety, building regulations, and planning conditions

* Managing client relationships and reporting progress to senior stakeholders

* Overseeing procurement strategy and value engineering exercises

* Driving project milestones through to practical completion and handover

Candidate Requirements

* Proven experience delivering multi-storey residential developments (£20m+ preferred)

* Strong background as a Project Manager within construction or property development

* Experience working on urban, high-density schemes

* Excellent knowledge of construction methodology, programming, and commercial controls

* Strong leadership, communication, and stakeholder management skills

* Relevant construction qualification (HNC/HND/Degree or equivalent)

* Professional accreditation (MCIOB, MAPM, RICS or similar) desirable
