Project Manager – New Build Housing

Approach Personnel are proud to be working with a leading UK housebuilder to recruit an experienced Project Manager for a major new build housing development in Gloucester.

Reporting to the Build Manager, this is a key on-site leadership role responsible for the successful delivery of large-scale residential projects. The Project Manager will take full ownership of on-site operations, ensuring projects are delivered safely, on programme, within budget, and to the highest quality standards.

The role involves full control of production, programme management, cost control, quality assurance, site presentation, and material delivery. You will manage subcontractors and site teams, chair project meetings, and prepare comprehensive reports covering progress, risks, and outcomes. You will also act as the main point of contact for clients, sales teams, and external stakeholders, dealing professionally with customer requirements and any issues that arise.

A strong understanding of JCT Design and Build Contracts is essential. You will be responsible for liaising with NHBC, Building Control, Highways and Water Authorities to ensure technical compliance and smooth project progression. Health, safety and environmental management will be a core part of the role, with responsibility for ensuring all works are carried out in accordance with current legislation and company procedures.

The Project Manager will also have people management responsibilities, including monitoring performance, completing performance and development reviews, managing attendance, identifying training needs, and supporting the development and progression of site staff. You will be expected to communicate regularly with the team, maintain accurate site records and diaries, and ensure compliance with company systems and policies.

The ideal candidate will have proven experience as a Project Manager within new build housing, detailed knowledge of NHBC standards and Building Regulations, a good understanding of structural principles and infrastructure works, and strong leadership and organisational skills. Competence in Microsoft Word, Excel and Outlook is required.
