As Contracts Manager, you will take overall responsibility for the successful delivery of multiple construction projects, overseeing site teams and ensuring works are delivered safely, on programme, to specification and within budget.

This is a senior operational role, requiring strong leadership, technical knowledge and commercial awareness. You will act as the key link between senior management, site teams, clients and consultants, ensuring consistent standards across all projects.

Key Responsibilities

Project & Contract Delivery

Oversee multiple live projects from pre-construction through to completion

Ensure contracts are delivered in line with programme, cost and quality expectations

Maintain full compliance with contract conditions, drawings and specifications

Manage risk, change control and programme performance across all sites

Health, Safety & Compliance

Ensure robust H&S systems are implemented and maintained across all projects

Promote a strong safety culture and ensure compliance with CDM regulations

Monitor site standards through regular inspections and audits

Ensure environmental and sustainability requirements are met

Commercial & Financial Control

Work closely with commercial teams to manage budgets, forecasts and cashflow

Monitor cost performance and proactively manage variations and change

Support final account negotiations and cost reporting

Site & Team Leadership

Line manage Site Managers and project delivery teams

Provide leadership, mentoring and performance management

Ensure teams are resourced appropriately and supported throughout delivery

Promote consistency, professionalism and best practice across sites

Client & Stakeholder Management

Act as the senior point of contact for clients, consultants and stakeholders

Chair progress meetings and provide clear, accurate reporting

Build and maintain strong client relationships, encouraging repeat business

Quality & Programme

Ensure quality standards are consistently achieved across all projects

Drive programme performance and resolve delivery challenges proactively

Oversee inspections, testing and handover documentation

About You

Proven experience as a Contracts Manager or Senior Project Manager with a main contractor

Strong background delivering education, healthcare, commercial or public-sector projects

Excellent knowledge of construction methodology and sequencing

Commercially astute with strong contract management experience (JCT / NEC)

Confident managing multiple projects and site teams simultaneously

Strong leadership, communication and problem-solving skills

Qualifications & Requirements

Relevant construction qualification (HNC / HND / Degree or equivalent experience)

SMSTS (essential)

CSCS (Black or Gold preferred)

First Aid (desirable)

Full UK driving licence
