Role Overview
An experienced Project Manager is required to take the lead on a major cut & carve scheme in Central London. This role is suited to a proven professional who has successfully delivered complex structural alteration packages and thrives in demanding, fast-paced environments.
You will assume full responsibility for project delivery, overseeing programme, commercial performance, safety, quality, and stakeholder management from pre-construction through to completion.
Key Responsibilities
Project Leadership & Delivery
Take full ownership of the project, ensuring safe, efficient, and commercially successful delivery. Lead and coordinate site teams, engineers, and specialist subcontractors. Act as the primary interface with clients, consultants, and Tier 1 stakeholders. Drive performance, accountability, and collaboration across all project disciplines.
Programme & Planning
Develop, manage, and update detailed construction programmes using ASTA Powerproject, which is essential. Manage sequencing of demolition, temporary works, structural steel, and drainage activities. Identify programme risks and implement mitigation strategies to maintain the critical path. Manage logistics and phasing within constrained Central London sites.
Commercial & Risk Management
Maintain strong commercial awareness, working closely with the commercial team. Manage subcontractor procurement, performance, and valuations. Control costs, variations, and change management processes. Proactively identify and manage project risks and opportunities.
Technical & Construction Management
Oversee complex cut & carve operations including temporary works design and execution, demolition and soft strip activities, structural steel installation and load transfer works, and drainage diversions and alterations. Ensure works are delivered in line with design intent, specifications, and statutory requirements. Coordinate closely with engineers, designers, and specialist subcontractors.
Health, Safety & Quality
Champion best-in-class health, safety, and environmental performance. Ensure full compliance with CDM regulations and company procedures. Lead risk assessments, method statements, and temporary works approvals. Maintain high-quality standards through inspections, testing, and robust QA processes.
Candidate Requirements
Essential
Minimum 8 years’ experience delivering cut & carve or structural refurbishment projects. Strong background working for specialist contractors and delivering packages for Tier 1 main contractors. Advanced ASTA Powerproject capability is non-negotiable. Strong technical knowledge of temporary works, demolition methodologies, structural steel and complex load-bearing alterations, and drainage and below-ground services. High level of commercial awareness and cost-control expertise. Confident leader with clear, effective communication skills.
Ideal Background
Candidates currently working for, or coming from, the likes of Keltbray, Kilnbridge, or similar specialist cut & carve or structural contractors will be particularly well suited to this role.
Desirable
Experience working on Central London projects or similarly constrained urban environments. Relevant construction qualification such as HNC, HND, Degree, or equivalent.
