The role:
•    This isn’t a team management scenario. No supervising juniors. No babysitting.
This is an autonomous, senior role where you report directly to the Directors and are trusted — genuinely — to get on with it.
•    Responsible for 2 or 3 schemes at a time (£5m – c£20m)
•    Design & Build | Cut & carve refurbs | New builds with basements | CAT A/B fit-Outs, all the usual technical carnage
•    JCT with CDP — the TSM obstacle course.
•    You’ll be the technical spine of the project, dipping into pre-con, design, delivery, commissioning, and all the moments where someone whispers, “We should probably ask the TSM…”

Your day might involve:
•    Re-routing ductwork that was drawn by someone who has never seen a ceiling void
•    Explaining (again) why the riser can’t go there
•    Turning MEP mayhem into coordinated calm
•    Saving the programme by pointing out a catastrophic clash others thought was “fine”
•    Keeping subbies honest on cost and scope (your sixth sense for silly prices is unmatched)
•    Being the project’s technical adult — because someone has to be

Who you are:
•    A seasoned TSM with real D&B battle scars
•    Contract-aware, commercially switched-on, and allergic to BS
•    They want someone long-term, not someone counting down to their campervan tour
•    Calm, solutions-focused, and able to stop a design meeting from going off the rails
•    Someone who laughs when they cry — the true mark of a Technical Services professional
