Commercial Manager

We are looking for an experienced Commercial Manager with a minimum of 5 years’ UK construction experience to manage subcontracts across multiple projects. This is a stand-alone role, perfect for a professional who can work independently, take ownership of commercial processes, and deliver consistent results.

Key Responsibilities

Manage subcontract procurement, including preparing ITTs, evaluating bids, and negotiating contracts.

*

Oversee contract administration and financial management, including valuations, payments, variations, and final accounts.

*

Lead risk and dispute management, identifying commercial risks and resolving subcontract disputes efficiently.

*

Monitor subcontractor performance against schedule, quality, and compliance standards (H&S and legal).

*

Manage multi-project responsibilities, typically 5–6 projects simultaneously, providing regular updates.

*

Develop templates, processes, and systems for efficient subcontract management from tender stage to project closeout.

Required Qualifications & Experience

*

Minimum 5 years’ subcontract or contracts management experience in the UK construction industry.

*

Degree or HNC/HND in Quantity Surveying, Construction Management, Commercial Management, or a related discipline.

*

Expert knowledge of JCT and NEC contracts, with strong commercial and financial literacy.

*

Ability to read mechanical and electrical drawings.

*

Excellent negotiation, communication, and influencing skills.

*

Self-motivated and disciplined, capable of working independently and managing multiple projects concurrently.

Desirable

*

Experience managing projects over £50m.

*

Membership of a professional body (RICS, CIPS, CICES).

*

Experience leading a small commercial team or mentoring junior staff.
