About the Role

We are seeking an experienced Contracts Manager with a strong background in fire stopping to oversee and deliver passive fire protection projects across commercial, residential, and industrial sectors. The successful candidate will be responsible for managing multiple contracts from pre-construction through completion, ensuring projects are delivered safely, on time, within budget, and in full compliance with current fire safety regulations and industry standards.

Key Responsibilities

Manage multiple fire stopping contracts simultaneously, from award through to final account.

Oversee site teams, supervisors, and subcontractors to ensure quality and compliance.

Ensure all works comply with relevant fire safety regulations, including guidance under the Regulatory Reform (Fire Safety) Order 2005 and the Building Safety Act 2022.

Review specifications, drawings, and technical submittals to ensure compliance with tested systems.

Maintain thorough documentation, including installation records, O&M manuals, and certification.

Manage programme schedules and coordinate with main contractors and clients.

Prepare and manage budgets, cost forecasts, valuations, and final accounts.

Conduct regular site visits, audits, and quality inspections.

Support tendering and estimating teams with technical input where required.

Lead client meetings and provide regular progress updates.

Ensure health & safety compliance in line with company policy and statutory regulations.

Requirements

Proven experience as a Contracts Manager (or Senior Project Manager ready to step up) within fire stopping or passive fire protection.

Strong understanding of tested fire stopping systems and third-party accreditation schemes (e.g., FIRAS, BM TRADA).

In-depth knowledge of UK fire safety legislation and compliance requirements.

Ability to interpret technical drawings and fire compartmentation plans.

Excellent commercial awareness and contract administration skills.

Strong leadership and communication skills.
