With a combined turnover in excess of £120m, this is an exciting opportunity to join a dynamic Land Led Affordable (LLA) team within a growing business headquartered in Aberdeenshire, with operations across the UK.

About the Role

We’re looking for a proactive and solutions-driven Pre-Construction Manager (PCM) to lead projects for the LLA team from early identification through to start on site.

This is a pivotal role, ensuring each development is fully prepared, risk assessed, commercially validated, and ready for a seamless handover to the Construction team. The PCM will support a range of projects as the business progresses toward delivering 200 modern, energy-efficient, affordable homes each year.

Key Responsibilities

Appoint and coordinate external design consultants, collaborating closely with the Technical team.

Review consultant designs and advise on implications in line with internal standards and Housing Association requirements.

*

Lead and chair project meetings from inception through to handover.

*

Monitor project progress against programme and coordinate updates as required.

*

Provide regular progress reports highlighting critical path status.

*

Review tender and construction packages to ensure completeness and quality.

*

Oversee quality control across the LLA team.

*

Work with Land, Technical, and Commercial teams to agree client specifications and manage agreement of specifications with the Housing Association, ensuring cost implications are understood.

Lead client meetings through to site start, ensuring timely information flow and a collaborative approach.

*

Coordinate pre-construction health & safety information with internal teams and the Principal Designer.

*

Review Employer’s Requirements and gather departmental feedback to ensure compliance.

*

Manage preparation of Contractor’s Proposals to meet Employer’s Requirements.

*

Ensure all contractual documentation — including appointments, warranties, and letters of reliance — is in place.
